* We personally show prospective tenants to get a feel for them even before their application.
* All prospective tenant applications processed.
* We provide all the relevant checks on prospective tenants to ensure the best tenant possible.
* The highest possible rents negotiated.
* Property Condition Report (which includes up to 800 photos depending on size of property).
* We lodge the bond money (4weeks rent plus pet bond $260 if applicable) and collect 2 weeks rent in advance before the tenant moves in.
* Professionally prepared lease agreements.
* I make sure the property is clean and ready for the new tenant.
* We get a copy of all keys for the property (2 sets for tenants one set for office).
* Hand over the property to the new tenant making sure they have 2 copies of the property condition report. One which they need to hand back within 7 days of receiving with any adjustments noted. All of the above is covered by a Leasing Fee of $300 Inc GST for each New Tenant.

What We Provide in our Management Fees-
* Rent collected and disbursed at the end of each month.
* Manage rent arrears and invoice arrears (send appropriate breech documents). 
* Pay invoices or bills related to the property.
* Routine inspections (first at 6 weeks then every 3 months). 
* Negotiate rent reviews.
* Inform owner of any required repairs.
* Organise any repairs.
* Get quotes for any work to be done.
* Arrange access for any tradesman to do work.
* Liaise with Tenants and Owner on all matters relating to the property.
* Control the termination of a tenancy.
* Advise both Owner and Tenant about the PropertyMe Software system.
* In the PropertyMe Portal, the owner can view a real-time snapshot of their property and rental details, track financial activity including monthly activity, expense breakdowns and more. Monitor the status of any outstanding jobs. Drill into inspections to see comments, images and any follow-up actions. View and download documents such as statements and bills.
* In The PropertyMe Portal the tenant can view property and lease information, see when their rent and bills are next due. Log and track the status of any maintenance requests. Send me a message at any time to report maintenance issues. View and download rent receipts. See upcoming events like inspections and lease renewals.
 
What We Need From You-
* Signed Management Authority, accompanied by 100 point Identification. Three sets of keys for every lock on the property.
* The property clean with everything in working order. If there are carpets in the property they need to be professionally clean.
* The way you hand the property over to me is the way you will receive it back taking into account fair wear and tear. 
 
Court Attendance
We do everything possible to avoid court but if we need to attend court we will charge you $100 per hour up to a maximum $1000 that you can get reimbursed from your Landlord Insurance policy (Please check your cover). This covers all preparation costs and attending court costs.
