* Conduct viewings for potential tenants to assess their suitability in person
* All prospective tenant applications processed with relevant checks completed to ensure the best tenant possible.
* Professionally prepared lease agreements.
* Ingoing Property Condition Report (which includes 360 degree photos, plus up to 800 individual photos depending on size of property).
* Bond money collected and lodged (4weeks rent plus pet bond $260 if applicable) and collect 2 weeks rent upfront (this covers the first two weeks of the tenancy)
* Hand over the property to the new tenant with digital ingoing property condition report to be completed within 7 days of receiving with any adjustments noted.
All of the above is covered by a Leasing Fee of $500 Inc GST for each New Tenant.
Management Fees

What We Provide in our Management Fees-
* Rent collected and disbursed at on first business day of each month
* Routine inspections (first one at 6 weeks then every 3 months)
* Inform owner of any repairs, and once authorised arrange trades to complete
* Pay invoices related to the property
* Manage rent arrears and invoice arrears (send appropriate breach notices on approval from owner).
* Negotiate rent reviews as required (by law only 1 rent increase is allowed every 12 months, giving at least 60 days notice)
* Arrange quotes and access with tenants for any repairs
* Liaise with owner and tenants on all matters relating to the property.
* Control the termination of a tenancy and arrange to find new tenants when required
* Provide access to PropertyMe Portal, the owner can view a real-time snapshot of their property and rental details, track financial activity including monthly activity, expense breakdowns and more. Monitor the status of any outstanding jobs. Drill into inspections to see comments, images and any follow-up actions. View and download documents such as statements and bills.
* Provide access to PropertyMe Portal, the tenant can view property and lease information, see when their rent and bills are next due. Log and track the status of any maintenance requests. Send me a message at any time to report maintenance issues. View and download rent receipts. See upcoming events like inspections and lease renewals.
What We Need From You-
* Signed Management Authority, accompanied by 100 point Identification.
* Three sets of keys for every lock on the property (2 sets for the tenant, 1 set for our office)
* The property clean with everything in working order, and carpets professionally cleaned.
* Remember, The way you hand the property over to the tenants will be how you receive it back with allowances for fair wear and tear.
Court Attendance
We do everything possible to avoid court but if we need to attend court we will charge you $100 per hour up to a maximum $1000 that you could have reimbursed from your Landlord Insurance policy (Please check your cover). This covers all preparation costs and attending court costs.
